Hello and welcome back. My name is Cori and today we are going to talk about an amazing town, here in New Jersey. Colts Neck is a suburb in Monmouth County and part of the New York Metropolitan Area.
When I think of Colts Neck I think of Massive Homes, Large lots and a very country feel. And you know that that’s exactly what Colts Neck is all about.
Colts Neck is 31.79 mi² with a population of around 10,000. It’s a pretty popular choice as a place to live as a suburb of Manhattan. But it is not for everyone. Did you know that Colts Neck has no sidewalks or Traffic Lights? Did you know that Bruce Springsteen owns a home here? Those are just a few fun facts about this wonderful town.
So let’s get started with the Pros and Cons of living in Colts Neck, and I have to let you know upfront, there are mostly pros.
The first Pro about living in Colts Neck is simply how gorgeous the town is. Known for its Horse Farming History. As you drive along the streets of this incredible area you’ll notice quickly that Colts neck is NOT your average town. Colts Neck is extremely Rural. Despite the mansion-sized homes you may see, and yes you will see some of those here, Colts Neck offers a small-town feel. There are no sidewalks, and there are massive lots, tons of green space, and of course, horse farms. Driving around here in Colts Neck and taking in the scenery never ever gets old.
The Second Pro of living in Colts Neck is the location. Colt’s Neck is Just 45 miles south of New York City and 66 miles from Philadelphia. Not to mention it has a nice position along the Jersey Shore. In just a short ride you have access to route 34, route 18, and some of New Jersey’s most incredible beaches, Avon, Spring Lake, Seagirt and so many more. Speaking of location, for those who have to travel for work, or just enjoy traveling, You have the option of 2 major airports within about an hour. You have Newark International Airport and Philadelphia International Airport, not to mention the smaller airports of Trenton and Atlantic City. You are also within a few miles of the Middletown, Red Bank and Little Silver Train, and Matawan Aberdeen stations where you can grab the train to head north into NYC or south to the shore.
Although Colts Neck does have that very rural feel you are not far from the action and shopping of the Jersey Shore and the surrounding Towns. You have tons of shopping along rt and there are restaurants galore in every direction. Colts neck does have a few restaurants like:
Huddys
Orlando Italian Restaurant
Perkins Restaurant and Bakery
Dunkin
Rook
But there is NOT a ton of shopping or restaurants located directly in Colts Neck. Colts Neck has extremely Strict zoning laws and that has kept out major commercial centers. But everything you could possibly need is close by!
Another Pro of living in Colts Neck is the school system. The schools here are highly rated and consistently receive an A rating from Niche.com
Students here attend the Colts Neck School District. Students from Pre k to 2nd attend Conover Road Primary School, they continue on to Conover Elementary for grades 3 – 5 and then to Cedar Drive Middle School for grades 6, 7, and 8th. From there the students will become part of the Freehold Regional School District. The home school is Colts Neck and those who wish to apply to more specialized HS programs, can attend one of the other 7 High Schools In the Program.
The ONLY option for housing here in Colts Neck is Single Family homes. All homes are built on at least an acre of land, and there really are no condos or townhomes here. This can be seen as a Pro or a Con, but for now, I’m keeping here in the Pro Category!
Moving on to Pro number 5. Are you a fan of Golf? If so a big Pro is that There are 6 golf courses in Colts Neck, New Jersey and 1 is a municipal course. There are also another 65 golf courses within 20 miles of Colts Neck, including 14 public, 14 municipal, 1 PL, and 32 private courses.

Hominy Hill Golf Course
Bella Vista Country Club
Due Process Stables Golf Course
Pebble Beach Golf Club
If you love the outdoors let’s Talk About Pro number 6 of Colts Neck. Dorbrook Recreation Center is located on 540 acres. Here you can find Tennis courts, Basketball courts a playground, a splash playground, swimming pools, walking trails, and more. Dorbrook is part of the Monmouth County Park System and you can find activities and classes offered here throughout the year. Check out this video I did on the Park System, and hey don’t judge, I did it a while ago! I like to think I look better now!
Let’s talk about some of the Cons of living in Colts Neck. Actually, are there even any cons? Hmmm to some there may be but to others not really.
With the exception of one neighborhood in Colts Neck, The Grande, homes are Septic and Well. The grande is a community of mid-sized homes on smaller lots and there is a monthly association fee. This gives you access to the community pool, the tennis courts, and the clubhouse. For many, this can be a con. Many people prefer public utilities. So this is something you need to consider about moving to the area.
Another Con for some may be the lack of shopping directly within the boundaries of Colts Neck. Remember that strict zoning ordinance I mentioned? That has kept out big chains stores and commercial buildings. Many people love that keeping out the bigger stores helps Colts Neck maintain its smaller hometown feel. But remember routes 9 and 18 are very close and there you can find literally all the shopping you would want!
Another Con about living in Colts Neck is simply the cost of housing. Today as I’m recording this video there are 16 homes on the market and they range in price from, ready for this? $785,000 to over 24 million dollars. Remember Colts Neck is home is known for sprawling homes and horse farms. The market has gotten higher in price since covid, but there are homes that have closed here starting in the low $600,000’s there are just none on the market today! Adding to this category of the price goes Taxes. The taxes, are pretty high in Colts Neck. So that’s something else to consider!
Honestly, I can’t really think of another Con to living in Colts Neck New Jersey.
So there you have it, the pros and cons of living in Colts Neck NJ. And yes it’s mainly pros. I personally Love Colts Neck, but it may NOT be the perfect town or the most affordable town for everyone.
