What Are Closing Costs When Buying a Home in Monmouth County?

Closing costs are the fees and expenses you pay at the end of the home buying process when ownership of the property officially transfers from the seller to you. They are separate from your down payment, and they cover everything from your lender’s processing fees to government taxes to the cost of insuring the title.

When buying a home in Monmouth County, buyers can generally expect to pay between 2% and 5% of the purchase price in closing costs. On a $500,000 home — which is right around the median home price in many parts of Monmouth County — that means anywhere from $10,000 to $25,000 in closing costs on top of your down payment.

That is not a small number. And it is one you need to plan for well before you get to the closing table.

Rate lock fee. If you lock in your interest rate for a set period of time while your purchase is being processed, some lenders charge a fee for that. Ask your lender upfront whether this applies to your loan.

Discount points. These are optional but worth understanding. One point equals 1% of your loan amount, and paying points upfront lowers your interest rate over the life of the loan. Whether this makes sense depends on how long you plan to stay in the home.


The Third Party Fees Involved in Buying a Home in Monmouth County

Beyond your lender, there are several third-party professionals involved in the home buying process whose fees show up at closing.

Home inspection fee. Before you close on a home in Monmouth County, you are going to want a thorough home inspection. This typically costs between $400 and $700 depending on the size of the property. Some buyers also add radon testing, mold testing, or a sewer scope inspection, each of which carries its own fee.

In New Jersey, the cost of title insurance is regulated by the state and is based on the purchase price of the home. For a $500,000 home, you can expect to pay roughly $1,500 to $2,500 for both policies combined.

Attorney fee. New Jersey is an attorney state, which means both the buyer and seller are required to have their own real estate attorney. When buying a home in Monmouth County, budget between $1,200 and $2,000 for your attorney fee depending on the complexity of the transaction.

Survey fee. Your lender may require a survey of the property to confirm the boundaries and identify any encroachments. Survey fees in Monmouth County typically run between $400 and $700.


The Government Fees and Taxes Involved in Buying a Home in Monmouth County

This is the section that surprises most buyers. Government fees and taxes can add up quickly when buying a home in Monmouth County, and they are completely non-negotiable.

Recording fees. When you purchase a home, the deed and mortgage documents need to be officially recorded with Monmouth County. Recording fees are typically a few hundred dollars and vary slightly based on the number of pages being recorded.

Transfer taxes. New Jersey charges a realty transfer fee when property changes hands. In New Jersey, this fee is technically paid by the seller, which is good news for buyers. However, it is worth understanding because it affects the seller’s net proceeds and can sometimes become a point of negotiation.

Mansion tax. Here is one that catches a lot of buyers off guard when buying a home in Monmouth County. In New Jersey, any residential property that sells for $1,000,000 or more is subject to a 1% mansion tax paid by the buyer. On a $1,000,000 purchase, that is an additional $10,000 due at closing. Given home prices in many parts of Monmouth County, this is increasingly relevant for move-up buyers.


The Prepaid Items You Need to Budget for When Buying a Home in Monmouth County

Closing costs are not just fees for services already rendered. You also prepay certain ongoing costs at closing. These are sometimes called prepaids or escrow items, and they are a significant part of the total cost of buying a home in Monmouth County.

Homeowners insurance. Your lender requires you to have homeowners insurance in place before closing, and you will typically need to prepay the first full year of your premium at closing. In Monmouth County, homeowners insurance premiums vary based on the age, size, and location of the home, but budget between $1,200 and $2,500 for the first year on an average single-family home.

Flood insurance. If the home you are buying in Monmouth County is in a flood zone, your lender will require flood insurance as well. Given Monmouth County’s proximity to the coast and various waterways, this comes up more often than buyers expect. Flood insurance premiums can range widely from a few hundred to several thousand dollars per year depending on the property’s flood zone designation.

Prepaid interest. Mortgage interest accrues from the day you close through the end of that calendar month. The amount you prepay depends on your interest rate, your loan amount, and the day of the month you close. Closing earlier in the month means more prepaid interest. Closing at the end of the month minimizes this cost.

Property tax escrow. Your lender will collect several months of property taxes upfront at closing to establish your escrow account. Monmouth County property taxes are among the highest in the state — and the country. The exact amount depends on the specific municipality and the assessed value of the home, but budget for two to three months of property taxes as part of your closing costs.

Homeowners association dues. If the home you are buying in Monmouth County is part of a homeowners association, you may need to prepay several months of HOA dues at closing and pay a transfer fee to the association.

Ask about lender credits. Some lenders offer to cover part of your closing costs in exchange for a slightly higher interest rate. Whether this makes sense depends on your individual situation and how long you plan to stay in the home.
