Alright, this week we are heading to one of my absolute favorite towns in all of Monmouth County — and yes, I say that every week, but I genuinely mean it every week. This week’s Town Spotlight is all about Manalapan Township, NJ, a community that has quietly become one of the most sought-after places to live in Central New Jersey — and honestly? It’s not that quiet of a secret anymore.
Every week I spotlight a different town across Monmouth, Middlesex, and Ocean Counties because the right town can change everything. And after 20+ years selling real estate right here in Monmouth County, I can tell you that Manalapan holds a very special place in my heart. So let’s get into it!
🗺️ First, Let’s Set the Scene
Manalapan Township sits in the western corner of Monmouth County, bordered by Freehold, Marlboro, Millstone, and Monroe Townships. It completely surrounds the tiny borough of Englishtown — which shares the same school district and zip code (07726), so don’t let that trip you up.
Manalapan is a suburb of New York City with a population of over 40,000, making it one of the larger townships in Monmouth County. It’s approximately 20 minutes to the Jersey Shore, 60 minutes to Philadelphia, and only 45 miles southwest of New York City, which is a genuinely unbeatable position for families who want space, community, and access to… well, everything.
Here’s a fun history tidbit: the Battle of Monmouth was fought in 1778 on land that is now part of both Manalapan and Freehold Townships, and Monmouth Battlefield State Park occupies 2,928 acres across both towns. So yes, your backyard is basically American Revolution territory. No pressure.
✅ THE PROS of Living in Manalapan Township, NJ
🎓 The Schools Are Flat-Out Excellent
If you are moving to Manalapan with kids — or planning to — this is the section you’ve been waiting for. The township’s public schools often earn A and A+ ratings, with several schools recognized for excellence, like Clark Mills School, which has received Blue Ribbon Awards. Students attend the Manalapan-Englishtown Regional School District through 8th grade, then head to Manalapan High School as part of the highly regarded Freehold Regional High School District. Students from Manalapan can also apply to participate in one of the Freehold Regional Learning Center Magnet programs across six schools. For families, this school system is genuinely one of the best reasons to make the move.
🏅 Niche Said It, So It Must Be True
In 2020, Manalapan, NJ was voted the 5th best place to live in New Jersey, and the fifth best in the entire state of New Jersey, out of 565 municipalities. That’s nothing — that’s a big deal, and the community has only gotten better since then.
🏃 The Recreation Center Is a Whole Mood
The 162-acre Manalapan Recreation Center is a hub for families, with pickleball, tennis, basketball, bocce, baseball, soccer, and football fields, plus playgrounds, batting cages, and a splash pad. As a soccer mom who has spent approximately 90% of her weekends on a soccer field for the past decade, I can personally confirm that a town with this much athletic infrastructure is a gift. An absolute gift.

Manalapan consistently ranks among the safest towns in Monmouth County, with crime rates well below the national average.</cite> For families and first-time buyers choosing their first home, knowing your town is safe isn’t just a nice-to-have — it’s everything.
🤝 Community That Actually Feels Like Community
Local events like Manalapan Day, movie nights in the park, and seasonal farmers markets make it easy to meet people and feel at home. And then there’s Manalapan Under the Stars, a beloved annual festival that brings the whole town together. This is the kind of place where neighbors genuinely look out for each other — during snowstorms, school fundraisers, and every season in between. After 20+ years helping people buy homes, I’ve watched so many of my clients find their forever friendships in Manalapan, and that never gets old.
📍 Location Is an Absolute Win
Commuters can take direct buses from Route 9 to New York City’s Port Authority, or drive 20–25 minutes to the Matawan-Aberdeen train station for service into Penn Station. Add in quick Shore access, proximity to Six Flags Great Adventure, and the fact that Manalapan is headquarters for the Monmouth County Library — and home to Sportika, a 170,000-square-foot sports venue with indoor turf fields — and you’ve got a town that checks boxes you didn’t even know you had.
🛍️ Shopping & Dining Right at Your Doorstep
Route 9 and Route 33 are lined with shopping centers, restaurants, and everything from Wegmans to Target to local dining gems. Stores and restaurants are accessible around Route 9, and for anything you can’t find locally, the Freehold Raceway Mall is just minutes away. You will not be driving an hour for a grocery run — I promise.
🏛️ History You Can Actually Walk Through
Monmouth Battlefield State Park occupies 2,928 acres across Manalapan and Freehold Townships, making it one of the largest preserved Revolutionary War sites in the country. Whether you’re a history buff, a hiker, or just a parent looking for a screen-free Saturday activity, this park delivers.
❌ THE CONS of Living in Manalapan Township, NJ
Because I promised you the real deal, and the real deal always includes the cons:
💸 The Cost of Living Is Above Average
The biggest drawback of living in Manalapan, NJ is the expense. The cost of living here is about 21% higher than the national average, mainly due to housing and property taxes. Home values are significantly above the national average, and property taxes are steep — many residents pay well into the five figures annually. New Jersey property taxes are legendary (not in a good way), and Manalapan is no exception. The value is absolutely there — but budget for it accordingly.
🚗 Traffic on Route 33: Buckle Up, Buttercup
Manalapan has grown rapidly in recent years, and with that growth has come more traffic. New housing developments, shopping centers, and active adult communities have increased congestion, especially along Route 33 and major intersections during rush hour.< Route 33 during the evening commute is… an experience. A character-building one. Download a good podcast, keep some snacks in the car, and mentally add 10–15 minutes to any drive between 4:30 and 6:30 pm. You’ll thank me later.
🌙 Nightlife Is a Short Drive Away
Manalapan is wonderful, warm, and family-focused — and it goes to bed at a reasonable hour. For a livelier dining and nightlife scene, you’ll be heading to Red Bank or Asbury Park. Totally doable, but worth knowing if Tuesday night tapas is your love language.
🏙️ No Walkable Downtown Core
Manalapan is a drive-to-everything kind of town — it’s spread out, suburban, and designed around car culture. There’s no quaint Main Street to stroll on a Sunday morning. What it lacks in walkability, it makes up for in space and community amenities, but if a walkable village feel is top of your list, keep that in mind.
🏘️ Active Adult Communities = Lots of Competition for Certain Buyers
Manalapan is home to several popular active adult communities, which is genuinely one of my favorite things about the town — but it also means a significant portion of the housing inventory is age-restricted. For buyers under 55 hunting for a specific price point, the pool can feel a little tighter. (P.S. — if you ARE 55+ and haven’t explored what Manalapan’s adult communities offer, let’s talk. They are fantastic.)
🏠 So… Is Manalapan Township, NJ Right for You?
Here’s the bottom line: Manalapan Township is one of those towns that genuinely delivers on its reputation. Top-rated schools, a safe and welcoming community, incredible recreational facilities, smart commuter access, and a neighborhood vibe that makes people feel at home fast. It’s one of the best values in Monmouth County for families, and it’s also a fantastic option for move-up buyers and active adults.
