Every week I’m spotlighting a different town across Monmouth, Middlesex, and Ocean Counties because no two towns are alike — and Colts Neck might be the town that proves that point better than any other. So grab your coffee (or maybe a glass of wine from a local vineyard, because that’s an option here) and let’s get into it.
🐎 First, Let’s Set the Scene
Colts Neck Township sits in the heart of Monmouth County, about 45 miles south of New York City and just 10 miles inland from the Jersey Shore. It covers nearly 32 square miles, but here’s the thing — it’s home to fewer than 10,000 residents. That math tells you everything you need to know: space. Glorious, sprawling, breathe-it-all-in space.
This town has been synonymous with horses since the 1700s — there’s literally a newspaper ad for a stallion named “Liberty” from 1780. Over the centuries, Colts Neck transformed from a farming community into one of the wealthiest, most desirable addresses in New Jersey, all while holding onto its rural soul. Roughly 30% of the township — about 6,000 acres — is still working farmland today.
Oh, and one more fun fact before we dive in: Bruce Springsteen’s primary residence is a 400-acre horse farm right here in Colts Neck. So if you move here, technically, The Boss is your neighbor. No big deal.

Families move to Colts Neck for the lifestyle, but they stay for the schools. The Colts Neck School District consistently earns top marks, and high schoolers attend Colts Neck High School as part of the highly regarded Freehold Regional High School District — which means access to specialized magnet programs alongside students from across the region. Colts Neck’s zoning laws are some of the strictest in the region, and that’s by design. You won’t find a Target or a fast food drive-thru here — but you will find charming local spots, and everything else you need is just a short drive into neighboring towns like Red Bank or Middletown.

Dorbrook Recreation Area spans more than 500 acres and includes a recreation center, tennis and basketball courts, a splash pad, walking trails, and two pools for swimming lessons. Bucks Mill Community Park adds even more green space, sports fields, and equestrian facilities. Whether you’re into hiking, biking, golf (there are five golf courses here, including the public Hominy Hill), or just letting the kids run wild outdoors, Colts Neck has the acreage to make it happen.

Colts Neck consistently ranks among the highest median-income communities in the entire state, with figures north of $187,000. That kind of affluence shows up everywhere — in home values, in school funding, in the overall polish of the community. It’s a town that signals success, and for many buyers, that’s exactly the point.

Alright, let’s keep it honest — because even a town this beautiful isn’t for absolutely everyone.

Let’s not dance around it: Colts Neck is one of the most expensive towns in Monmouth County. Homes here range from the mid-$600,000s on the lower end all the way up to $24 million-plus for the grandest estates. Most listings land well into seven figures, with large estates commonly priced between $1 million and $4 million. If your budget is closer to a starter home, this likely isn’t your entry point — but it might be a great move-up town down the road.
🏦 Taxes to Match the Price Point
As you’d expect with high property values comes a higher property tax bill. It’s New Jersey, after all — but in Colts Neck, it’s worth budgeting for accordingly given the size and value of most properties here.
🚗 No Sidewalks, Few Traffic Lights — You WILL Need a Car
This is genuinely one of the most unique facts about Colts Neck: there are very few traffic lights and essentially no sidewalks anywhere in the township. It’s built entirely around car culture and large-lot living, not walkability. If you’re hoping to stroll to a coffee shop or let the kids walk to a friend’s house, that’s just not how this town is laid out. It’s gorgeous to drive through — less so to walk through.
🛍️ Don’t Expect a Downtown
Thanks to those strict zoning laws we mentioned as a pro, Colts Neck doesn’t have a traditional downtown, mall, or commercial strip. There are some great local restaurants — Cuzin’s Seafood and Clam Bar and Fireside Grill and Bar are local favorites — but for serious shopping or a wider dining scene, you’ll be taking a short drive to Red Bank, Middletown, or Freehold.
🏘️ Lower Density Means Less “Bump Into Your Neighbor” Energy
All that privacy and acreage is a major selling point, but it does mean Colts Neck has a quieter, more spread-out social fabric than tighter-knit towns. If you’re craving a walkable Main Street where you run into familiar faces at every turn, this isn’t quite that. What you get instead is a smaller, close community that tends to know each other well — just not over the back fence.

Here’s the bottom line: Colts Neck is for buyers who want space, privacy, and a rural, equestrian lifestyle without leaving Monmouth County — and who have the budget to match that vision. It’s a town built for those craving room to breathe, top-tier schools, and the kind of estate-style living that simply isn’t available in most of New Jersey. It’s not the most affordable town, and it’s definitely not the most walkable — but for the right buyer, it might just be the most beautiful one.
