Leaving New Jersey | Episode 3


It’s week three of my new series where’s everybody going and this is a good one stick around!

Hey everyone welcome back, I’m Cori a local real estate expert here in Monmouth County New Jersey . I help people relocate into and out of Monmouth County and yes, it’s true, lately there are a lot of people leaving Monmouth County and all parts of New Jersey but don’t let that frighten you. There are some really really good reasons to want to live here in the GARDEN STATE, and I will focus on the positive things in another video, in a few weeks. Be sure to check that one out too! weeks we have visited 2 wonderful areas. We started off in Savannah , Georgia and last week we took a little tour around the Triangle Area in North Carolina . And today we’re off on yet another adventure. Where do you think we’re going?

Let’s see currently in New Jersey it’s in the teens. There is a ton of snow on the ground. If i could go somewhere where would I go?

Any ideas? If you guessed Florida you are right. Today we are headed to an area in Florida that I never even heard about, until now. But lately, I am obsessed with researching everything this unbelievable area has to offer.
If you’ve been thinking of moving to Florida but you’re just not sure where you want to go, I have a feeling you are going to be very interested in this area, take it away Mark.

Hey Cori! Thanks for that great introduction. Yes my name is Mark Boehmig. I’m with Michael Saunders and Company here in Lakewood Ranch , Forida and you might say to yourself where is lakewood ranch i don’t think i’ve ever heard of it . Well we’re just east of sarasota we’re just south of Tampa and north of Naples. So Lakewood Ranch Florida is the #1 multi-generational community in the United States. We’ve held that ranking for the past several years and the reason is because we have about 22 to 24 new home communities going on at any one time with over 37 000 acres and it was old ranch land that the Uline family had and still does, and they’re the ones that had the schlitz malt liquor in Milwaukee . One of the things that’s most attractive to people from New Jersey is you get to keep more of your money. Here we don’t have a state income tax. So if you’re living off your investments or if you’re still earning a living, keeping more of your money is always an attractive thing. The second reason people love to come here from New Jersey is the climate .so today is february the 8th and it is about 74 degrees out here today it’s absolutely beautiful So going along with that, is we have tons of great beaches. So we have Anna Maria Island, Longboat Key, Siesta Key , Casey key. Some of those places you’ve probably heard of because they’re always mentioned in either Conde Nast Traveler, or they’re on US
News and world report or USA Today as the top rated beaches in the United States. So people love to come here for the beach, and it’s only about 20 to 25 minutes to the beach from where we are here in downtown Lakewood Ranch. Another thing that gives us great activities is because of the weather is the number of golf courses and tennis courts that we have here in Lakewood Ranch. There are tons and tons, so you will always have a place to play either golf or tennis, whether you’re in a private club or whether you’re looking for the public courses.

Another thing that’s tops on the list for people coming to here is our number of art and cultural things to do. We have plenty of theaters, art galleries museums, so there’s always something to do. It’s usually guided around the gulf coast for the museums and what they have to offer there . “Mark everything about your area sounds unbelievable, but could you give us a little bit of information about the real estate market, houses and what prices are like down there”. Im sure many people are wondering is this something they can even afford? Hey Cori, that is a great idea. Let me tell you about a few of the communities that we have here. So this is the Lake Club. So the Lake Club is one of the more exclusive neighborhoods here in Lakewood Ranch and the home prices in here are going to basically start from about a million dollars and go up from there. It is a gated community. They have their own restaurant here and clubhouse, a large resort pool, about 6 hard true tennis courts and pickleball courts as well. As you can see it’s surrounded by lakes, thus the the name the Lake Club. And they have a lot of the high end builders that are in this particular neighborhood.

So John Cannon is a builder here. This is one of his featured homes. These homes range in size from about 3,200 square feet and up, and this is on about a half an acre lot. Some of the lot sizes in here are a little larger than this, but this is a good representation of the type of home and the spacing in behind between the homes and the landscaping. Another very popular community is this one here in Lakewood National. Now Lakewood National has two golf courses and it is on the corn ferry tour which is a pre-qualifier for the pga home prices in here start for anywhere around $250,000 for a condo. Here’s one of the condos. The previous footage there was of one of the coach homes. These condos are two or three bedroom homes. They start about 1,500 square feet up to about 1,900 square feet. And then you go to the single family homes like this. And these are going to start in the prices anywhere up about $450,000, $500,000 and go up from there. The association dues in here do pay for golf. And then the queen of Lakewood Ranch is going to be this right here, which is called Lakewood Ranch Country Club. Now, this community was developed starting in 1995 and it is very established. It has a lot of beautiful trees and foliage. There’s actually two golf courses inside this community as well. They have 20 hard true tennis courts, four pickleball courts and two restaurants that go along with Lakewood Ranch Country Club and membership to the country club is optional. So this is a sampling of the homes here inside of Lakewood Ranch
Country Club and the pricing in here i saw a villa on the market today for $317,000 and then the homes that are larger on the larger lots go up to anywhere from 2 to 5 million dollars.

So there’s all price ranges in here. Standard homes normally in here sell from anywhere between $500,000 and $750,000 inside Lakewood Ranch Country Club. So I hope this can give you a little bit better idea of the pricing in here for our community here in Lakewood Ranch and this is very represent very representative of the homes that are here in our community.
