Your Weekly Town Spotlight — Brought to You by Your Favorite Monmouth County REMAX Agent
Okay, let’s talk about Freehold Township, NJ — one of the most beloved, most Googled, and most “wait, is that the same as Freehold Borough?” towns in all of Monmouth County. (Spoiler: it’s not. More on that in a second.)
Every week I spotlight a different town across Monmouth, Middlesex, and Ocean Counties, because finding the right town is just as important as finding the right house — and I take both very seriously. So whether you’re a first-time buyer, a family looking to upsize, or someone who’s been daydreaming about leaving the city and finally making the leap, grab your coffee and let’s dive into Freehold Township, New Jersey.
🗺️ First, Let’s Clear Something Up
Freehold Township and Freehold Borough share a name, a zip code, and approximately zero confusion among people who’ve never been to New Jersey. But they are two completely separate municipalities — and the Township actually surrounds the Borough entirely. The New York Times once called the Borough “the hole in the donut,” which is both accurate and delightful.
Here’s the quick breakdown: The Borough is small (under 2 square miles), walkable, diverse, historic, and full of character. The Township is large, suburban, spacious, and packed with families who came for the schools and never left. We’re talking about Freehold Township today — population around 35,000+, centrally located in Monmouth County, and one of the most sought-after suburban communities in all of New Jersey.
Oh, and one more thing before we get into it: Bruce Springsteen grew up in Freehold Borough and graduated from Freehold Regional High School. So yes, The Boss basically went to school in your future backyard. You’re welcome.
✅ THE PROS of Living in Freehold Township, NJ
🎓 The Schools Are Seriously Something Special
Let’s lead with the biggest draw, because it’s the reason so many families choose Freehold Township and then just… stay forever. The Freehold Regional High School District is one of the most impressive in the state, serving six towns and offering students 12 specialized magnet programs across its six high schools. Twelve. An astonishing 87% of students go on to pursue higher education — many at top colleges and universities. If you’re moving here with kids, this school district alone might just close the deal.
📍 Location, Location, Location — Literally Everywhere You Want to Be
Freehold Township sits right in the geographic sweet spot of New Jersey. You’re within easy reach of New York City, the Jersey Shore (Belmar, Bradley Beach, Asbury Park — all about 20–25 minutes away), Philadelphia, and Atlantic City. Major roadways, including Route 9, Route 33, Route 537, and the Garden State Parkway, give you options no matter which direction you’re heading. It’s that rare town where you can be at the beach by noon and at a Broadway show by evening. Living your best life? Absolutely.
🏡 Real Estate That Actually Makes Sense
Here’s something refreshing: Freehold Township offers a genuinely wide range of housing options. You can find condos and townhomes starting around $300,000, and single-family homes ranging anywhere from $500,000 up to over a million, with an average of around $617,000. Compared to towns closer to the coast or further north, Freehold consistently offers strong value for the space and community you’re getting. For first-time buyers especially, this is a great entry point into Monmouth County without sacrificing quality of life.
🎢 iPlay America — Your Kids Will Love You for This
Freehold Township is home to iPlay America, a massive indoor family entertainment center featuring rides, arcade games, laser tag, Topgolf, music venues, shops, bars, and restaurants. It opened in 2011 and has been a rainy-day savior and birthday party destination for Monmouth County families ever since. Parents, you will be the heroes of every weekend when you live five minutes from this place. Trust me.
🛍️ Shopping, Dining & Entertainment: All Here
The Freehold Raceway Mall — yes, a real mall, in an era when malls are becoming as rare as a parking spot at the Shore on a Saturday in July — is right here in Freehold Township. Add in a growing restaurant scene, local dining gems (Tommy’s on Route 9 is a fan favorite), and proximity to the lively dining and nightlife of Asbury Park and Red Bank, and you’ve got a social life sorted in every direction.
🐎 History With Actual Character
Speaking of the Freehold Raceway — it’s a half-mile harness racing track that has been hosting races since the 1830s, making it the oldest operating racetrack in the country. That kind of history doesn’t just sit on a wall — it gives a community its soul. Freehold Township has that rare combination of old-school charm and modern convenience that’s genuinely hard to find.
🌿 Community Feel That Keeps People Here
Ask anyone who grew up in Freehold Township, and they’ll tell you: people don’t leave. There’s a reason for that. Strong neighborhoods, tons of organized youth sports, community events, and a family-friendly vibe that feels less like a suburb and more like a real hometown. Once you’re in, you’re in. (As someone who has watched 20+ years of clients become lifelong friends, I can confirm this phenomenon is very real.)
❌ THE CONS of Living in Freehold Township, NJ
Alright, keeping it real as always — because you deserve the full picture before you fall in love:
🚗 Route 9 During Rush Hour: A Character-Building Experience
Let’s address the elephant on the highway. Route 9 is a major artery through Freehold Township, and during peak commuting hours, it can test the patience of even the most zen among us. (And I say this as someone who does both yoga AND Pilates.) Traffic through the Route 9 corridor is real, it’s consistent, and it requires you to plan your schedule accordingly. If you’re commuting north toward NYC, East Freehold offers slightly better access to Route 18 and the Parkway — definitely factor that into your neighborhood search.
🚌 You Are Going to Need a Car
Freehold Township is largely car-dependent. While NJ Transit does offer bus service from Route 9 to the Port Authority in NYC, it’s not a walk-to-the-train situation. The closest train stations are in Aberdeen-Matawan, Asbury Park, and Long Branch — none of which are a quick stroll away. If you’re dreaming of ditching the car entirely, this town will lovingly but firmly redirect that dream.
💸 Cost of Living Is Above Average
The overall cost of living in Freehold Township runs about 18% higher than the national average, with housing costs approximately 48% above the national average. It’s not Holmdel-level sticker shock, but it’s not a bargain bin either. Property taxes, as is tradition in New Jersey, are on the higher side — though buyers consistently say the schools and quality of life make it worthwhile.
🏙️ It’s Not a Walkable Downtown
If a vibrant, walkable downtown is high on your list, Freehold Township itself is more of a drive-to-everything situation. The neighboring Borough has more of that Main Street energy with restaurants, boutiques, and events. If downtown walkability is a must-have, you’ll either need to embrace the car culture of the Township or look at properties closer to the Borough border.
🌙 Nightlife? You’re Heading Out
Like most suburban communities in Monmouth County, Freehold Township is more “early bird dinner” than “late-night scene.” For nightlife, live music, and that buzz-on-a-Tuesday energy, you’re heading to Asbury Park or Red Bank — both very doable, but plan accordingly if that’s a priority.
🏘️ East vs. West: Know Before You Buy
This is actually important: Freehold Township is split into East Freehold and West Freehold (divided roughly by Route 9). West Freehold is closer to shopping, entertainment, and iPlay America — but the commute to NYC and North Jersey is longer. East Freehold gives you better Parkway access and quicker commutes north. Before falling in love with any particular neighborhood, make sure it aligns with your daily life. (This is exactly the kind of local knowledge I love sharing with buyers — it makes all the difference.)
🏠 So… Is Freehold Township, NJ, right for you?
Here’s the bottom line: Freehold Township is a town that delivers on the big stuff — excellent schools, great location, a strong sense of community, solid housing value, and the kind of suburban lifestyle where kids grow up riding bikes, and parents actually know their neighbors. It’s central to everything in New Jersey without feeling like a pit stop on the way somewhere else.
If you’re a family looking for schools, space, and a community with heart, Freehold Township absolutely deserves a spot on your list. And if you want to explore what’s available right now, I would love to show you around. This is my backyard, and I know it well.
