Every week, I’m spotlighting a different town across Monmouth, Middlesex, and Ocean Counties, because no two towns are the same, and finding the right fit for you is literally my favorite thing (besides Pilates, soccer, and a good beach day with my husband). 🌳 First, Let’s Set the Scene

Holmdel is a township in Monmouth County, sitting right in the heart of central New Jersey — about 35 miles south of New York City and just 12 miles from the Jersey Shore. It’s roughly 18 square miles of gorgeous, and home to about 17,400 residents who are very much living their best suburban lives.

Fun fact: Money Magazine and CNN once ranked Holmdel the #1 “Six-Figure Town” in the country. So yes, the neighbors are doing fine. The kids’ soccer uniforms are pressed. And the cars in the driveway? Let’s just say they’re not economy models.

This is a town with history, too. Like, Nobel Prize–winning history. Scientists at Bell Labs in Holmdel discovered evidence for the Big Bang right here in this quiet little township. The Big Bang, people. Your future backyard may have helped explain the origin of the universe. No pressure.

🎓 The Schools Are Legitimately Incredible

Let’s start with the big one for families. Holmdel’s public school system is consistently ranked among the very best in Monmouth County — and that’s saying something in a county full of great towns. Families literally pack up and move to Holmdel specifically for the academic excellence, the extracurricular programs, and the tight-knit school community. If you’re a parent and education is non-negotiable (and it should be!), Holmdel checks that box so hard it pokes through the paper.

🏡 The Suburban Dream Is Real Here

You know that idealized version of suburban life you picture? Holmdel actually delivers it. Tree-lined streets. Spacious yards. Neighbors who wave. A genuine sense of community that doesn’t feel manufactured. It has what people describe as “coastal air,” even though it’s not on the water — it’s that open, breezy, ahh feeling you get when a town just feels right.

🌿 Nature Is Everywhere

Outdoor lovers, this one’s for you. Holmdel Park alone covers over 500 gorgeous acres with hiking trails, picnic spots, a working historic farm, an arboretum, and a nature center. Bayonet Farm offers even more open space. If your idea of a good Saturday involves fresh air, a trail, and maybe a kid or a dog (or both) in tow, Holmdel is your happy place.

🎵 The PNC Bank Arts Center — Your Summer Social Life, Sorted

Living in Holmdel means having one of the most iconic music venues in the entire country practically in your backyard. The PNC Bank Arts Center holds up to 17,500 people and runs 45–50 concerts every summer from May through September. It’s ranked among the top five most successful amphitheaters in the nation. James Taylor plays there almost every single year. Bruce Springsteen? He’s basically a local legend here — he recorded parts of Darkness on the Edge of Town in a Holmdel farmhouse back in 1977. Your summer concert calendar basically writes itself.

🏙️ You Can Actually Get to NYC (Without Losing Your Mind)

Despite being a peaceful suburb, Holmdel keeps you well-connected to New York City. The Garden State Parkway runs right through, NJ Transit is accessible, and nearby ferry options make the commute doable for city professionals who want a quieter home base. You get the best of both worlds: NYC money, Holmdel serenity.

The iconic Bell Labs building — designed by legendary architect Eero Saarinen (yes, the same guy who did the Gateway Arch in St. Louis) — has been transformed into Bell Works, a stunning mixed-use metroburb housing businesses, shops, restaurants, and event spaces. It’s over 2 million square feet of gorgeous mid-century architecture that now buzzes with daily life. Rumor has it Bruce Springsteen’s favorite ice cream shop, Jersey Freeze, is in there. That alone might be the selling point for some of us.

🏥 Healthcare Is Close By

Holmdel is home to Bayshore Medical Center, one of only five hospitals in all of Monmouth County, supported by a network of medical offices nearby. Peace of mind? Built right into the zip code.


❌ THE CONS of Living in Holmdel, NJ

Alright, I promised you the real talk, and I’m not about to let you fall in love without knowing what you’re signing up for. Here’s where I put on my “honest real estate friend” hat:

💸 It’s Not Cheap (But You Probably Already Guessed That)

The cost of living in Holmdel is roughly 30% higher than the national average, and the median home price is sitting around $1.2 million. Entry points do exist — condos and townhomes start in the upper $300,000s — but if you’re expecting budget-friendly, this is not your town. It is, however, a town where your investment tends to hold its value beautifully. So there’s that.

🏦 Property Taxes: The New Jersey Experience

New Jersey is famous for its property taxes, and Holmdel is fully committed to that tradition. This is a significant line item in the budget and something every buyer needs to plan for. The silver lining? Those taxes are funding those incredible schools and maintaining parks. It still stings a little, but at least you know where it’s going.

🚗 Traffic Can Be a Mood-Killer

The Garden State Parkway is both your best friend and your sworn enemy during rush hour. Commuters in Holmdel deal with peak-hour congestion that can test even the most zen among us (and I say this as someone who does Pilates AND yoga). Plan your schedule, download a good podcast, and budget the drive time accordingly.

🚌 Public Transit Options Are Limited

Holmdel is very much a car town. If you’re hoping to ditch the car entirely and rely on public transportation, you’ll find the options more limited than in urban areas. This is a township built for driving, so make sure your lifestyle is compatible.

🍕 For Nightlife, You’re Heading Out of Town

Holmdel is wonderful, serene, and beautiful — and it goes to bed at a reasonable hour. The town’s dining and entertainment scene is pleasant but limited compared to nearby Asbury Park, Red Bank, or, of course, NYC. If you’re the “midnight tapas and jazz bar” type on a Tuesday, you’ll need to venture out. Honestly, though? Most people who move to Holmdel are pretty okay with that trade-off.

❄️ Four Seasons Means All Four Seasons

New Jersey winters are real. Holmdel gets snow, cold, and the occasional ice storm that reminds you that nature is in charge. If you’re a beach-and-sun person year-round (guilty as charged), the winters here require some adjustment. The good news: summer in Holmdel absolutely makes up for it.


🏠 So… Is Holmdel, NJ, right for you?

Here’s the bottom line: Holmdel is the kind of town people move to when they’re ready to invest in their life — in great schools, in open space, in community, in a home that holds its value, and in a quality of life that genuinely delivers. It’s not the most affordable option in Monmouth County, but it’s one of the most rewarding.
