“So first — where exactly IS Marlboro? We’re in Monmouth County, New Jersey. We’re a community of over 40,000 people, and we sit in this beautiful sweet spot between suburban comfort and Shore life. You’ve got easy access to Route 9, Route 18, and the Garden State Parkway — so whether you’re commuting to NYC or heading down the shore on a Friday afternoon, you are in a great position.

And speaking of NYC, NJ Transit buses run direct service to Manhattan, and nearby towns like Matawan and Aberdeen have train stations. There are even ferry options out of Atlantic Highlands and Belford. So yes, you CAN live somewhere with actual trees AND still get to Midtown. Wild concept, I know.”

“Okay, let’s talk schools — because if you have kids, this is probably why you even clicked on this video. Marlboro is consistently ranked among the top school districts in New Jersey. We’re talking excellent test scores, strong programs, and the kind of community where parents are genuinely involved. As a mom of two boys who grew up in these schools — I’m not just reading this off a website. I lived it. Friday night soccer games, amazing teachers, the whole thing.

This is a HUGE reason why the real estate market here stays so competitive. Families don’t just come to Marlboro — they STAY in Marlboro.”

“Alright, let’s get into the numbers — because I know that’s why a lot of you are here. So what does the market look like in Marlboro right now in 2026?

The median home price is sitting right around $897,000 — yes, we are a premium market. Homes are spending about 20 days on the market, which tells you this is still MOVING. Inventory is limited, demand is strong, and property values have seen steady appreciation year over year.

Now — is it expensive? Yes. I’m not going to sugarcoat that. Buying here is about 2% more expensive than the national average. But here’s what I always tell my clients: you’re not just buying a house. You’re buying into a lifestyle, a school system, a community, and frankly — an investment that holds its value.
