Reason Number 5
If spending hours mowing the lawn because you think that’s fun and time well spent. Well, then you’re not going to love living in Greenbriar. Here in this community, the lawn is cut at least once a week April through November! And it’s not cut by you, that is handled by a professional
Reason Number 4
If you want to pay RIDICULOUS HOA fees. Greenbriar is not for you. Here at Greenbriar, the HOA is $205 a quarter.
Reason Number 3
If you hate having a single-family home with a nice easy manageable piece of property. Don’t move to Greenbriar. Here in this community, there are 766 single-family homes. Yup, you heard me. This adult community is not condo style. Nobody’s attached here. And everyone has their own little piece of paradise. A front yard, maybe a side yard, and many have arranged additional seating on their front entryways.
Reason Number 2
If you would prefer to be in a place that offers No activities. I promise you, Greenbriar in Marlboro is not where you belong. I mean during the summer months, the pool at Greenbriar is where many people like to gather, relax, sometimes order some food. And that’s not to mention the incredible trips that Greenbriar offers its residents.

Location! So many people choose to call Greenbriar Marlboro their home because of its location. It’s situated between Route 9 and Route 79, as well as so other major roadways. Routh 18, Hwy 34, and the Garden State Parkway are all so close. Because of this, it’s located near plenty of shopping, dining. For those who still work in New York, a commuter bus is available at one of the Park and Rides right on Route 9. And don’t forget about the train. The New Jersey Transit station is nearby in Matawan and runs into Manhattan.
Here it is. (drumroll please) The bonus reason as to why so many people love living in Greenbriar. The Shuttle Bus. Yes, you heard me. Something as simple as a shuttle bus. You may one day need a little bit of help getting somewhere. And Greenbriar offers a shuttle bus for all those living here. Each week you can check the schedule to see where to bus is going. For example, there is service to Freehold Mall, Shop Rite, Wegmans, and Marlboro Plaza, and more. You can always check the weekly schedule on the Greenbriar Newsletter.
