In Greenbriar Marlboro, buyers often start by looking at addresses and prices — but the smartest buyers learn the models first. A Hampton, a Clark, a Hillyard, a Richmond II, a Cambridge, a Barrington — each one has a completely different layout, square footage, ceiling height, and feel. Two homes on the same street at the same price can feel completely different inside depending on which model they are. Before you fall in love with a listing online, ask which model it is. Better yet — let me take you on a tour of two or three different models side by side. Twenty minutes of walking through homes will tell you more than twenty hours of browsing Zillow.

This Market Moves Fast — And I Mean Really Fast ⚡
I cannot tell you how many times I’ve heard a buyer say “we want to think about it over the weekend” — and by Monday morning the home is under contract. Greenbriar Marlboro is consistently one of the most in-demand 55+ communities in all of Monmouth County. Well-priced, well-maintained homes here regularly receive multiple showings within the first 24–48 hours, and offers often follow quickly. This is not me trying to create pressure — it’s just the reality of this market. The buyers who win in Greenbriar are the ones who are pre-approved, know their preferred models, and are ready to move decisively when the right home shows up. The buyers who struggle are the ones who need “just a little more time” — and find themselves watching the home they loved disappear while they were deciding.

The HOA Fee Is One of the Best Deals in Monmouth County 💰
When buyers hear “HOA fee,” they sometimes wince — but in Greenbriar Marlboro, the HOA is genuinely one of the best values I’ve seen in 20+ years of selling real estate. Some homes in the community carry HOA fees as low as $240 per month. For that, you get lawn maintenance, snow removal, trash collection, 24-hour gated security, access to the pool, tennis courts, pickleball courts, fitness center, billiards room, clubhouse with shows and events, scenic walking trails, bocce and shuffleboard courts, and a community bus and shuttle service. When you add up what you’d spend maintaining a traditional home — lawn service, snow plowing, security system, gym membership — the Greenbriar HOA often comes out ahead. Don’t let the letters “HOA” scare you before you see what’s actually included. There is also a one-time community membership fee of $2,500 at the time of purchase.

Not All Renovations Are Created Equal 🔨
Greenbriar Marlboro has homes ranging from original condition to fully gut-renovated showstoppers — and everything in between. When a listing says “updated kitchen” or “renovated bathrooms,” those words can mean very different things depending on the home. I’ve walked through homes that advertised updates and featured countertops from 2008. I’ve also walked through homes that were so thoroughly and beautifully renovated that buyers walked in and immediately made an offer. The only way to truly know what you’re getting is to see the home in person — and to have someone with you who has seen hundreds of Greenbriar homes and knows the difference between a genuine renovation and a fresh coat of paint. That’s exactly what I’m here for.

The Community Is the Product — Not Just the Home 🌟
This is the one that surprises buyers the most. People come to Greenbriar Marlboro looking for a house — and they stay for the community. I have seen buyers walk into a home that wasn’t exactly what they pictured, fall in love with the neighborhood, the neighbors, the pool, the pickleball courts, and the energy of the place — and never look back. Greenbriar is genuinely one of those communities where people make real friendships, stay incredibly active, and build a social life that they never expected when they started their search. So when you’re touring homes, don’t just look at the kitchen and the bathrooms. Look out the window. Walk around the neighborhood. Picture your life here. Because for most of my Greenbriar buyers — the community is the best part of the whole deal. And that’s something no floor plan can show you.
