If you're thinking about moving to Monmouth County, New Jersey, please stop Googling "What is the BEST town in Monmouth County?"
Because I'm going to give you the annoying Realtor answer.
It depends.
But here's what it really depends on.
How do you actually want to LIVE?
Do you want to walk to coffee shops and restaurants? A big backyard in a traditional suburban neighborhood? More land and privacy? Easy access to New York City? Or do you want to live close enough to the Jersey Shore that a random Tuesday evening can turn into a walk along the ocean?
Because those answers could send you to completely different parts of Monmouth County.
I'm Cori Dunphy, a RE/MAX real estate agent with more than 20 years of experience selling homes throughout New Jersey. I also live right here in Monmouth County.
And when buyers ask me, "Cori, where should I live in Monmouth County?" I don't immediately start naming towns.
I start asking questions.
Because Monmouth County has 53 municipalities, and they are definitely NOT all the same.
From beautiful beaches and walkable downtowns to sprawling properties, traditional suburban neighborhoods, and lively entertainment districts, there's a lot to consider.
So instead of giving you another generic list of the "best towns in Monmouth County," let's do something more useful.
Let's match seven Monmouth County towns to seven different lifestyles so you can figure out where YOU belong.
What Is the Best Town to Live in Monmouth County NJ?

The best town in Monmouth County depends on your lifestyle, budget, commuting needs, and the type of home you want.
For traditional suburban living, Marlboro Township is worth exploring. Red Bank offers downtown walkability and entertainment. Colts Neck appeals to buyers looking for larger properties and open space. Middletown Township offers diverse neighborhoods and transportation options. Freehold Borough has a charming downtown, while Asbury Park and Manasquan offer two very different versions of Jersey Shore living.
Here's a quick comparison.
| Monmouth County Town | Lifestyle |
|---|---|
| Marlboro Township | Traditional suburban living |
| Red Bank | Walkable downtown and restaurants |
| Colts Neck | Larger properties and privacy |
| Middletown Township | Variety and commuting options |
| Freehold Borough | Small-town downtown living |
| Asbury Park | Beach, entertainment and nightlife |
| Manasquan | Coastal neighborhood living |
Now let's take a closer look at what makes each community different.
1. Marlboro Township NJ: Best for Traditional Suburban Living
Let's start with Marlboro Township.
And yes, I'm starting here because I live here!
If you're picturing traditional suburban living in Monmouth County, Marlboro is definitely a community worth exploring.
Located in western Monmouth County, Marlboro Township offers established residential neighborhoods, single-family homes, townhomes, larger properties, and different housing options.
It's a popular choice for buyers looking for a suburban setting rather than a busy downtown environment.
What Is It Like Living in Marlboro Township NJ?
Living in Marlboro means embracing a suburban lifestyle.
And here's something you should know before moving here.
Marlboro is not particularly walkable.
If you tell me, "Cori, I want to walk out my front door, grab coffee, browse a few shops, and walk to dinner," Marlboro probably isn't the first place I'm taking you.
You're driving.
I drive to coffee.
I drive to Pilates.
I drive pretty much everywhere.
But if you want residential neighborhoods, different home styles, and a traditional suburban atmosphere, Marlboro could be a great fit.
Is Morganville NJ Part of Marlboro Township?

Yes! And this is something that confuses buyers all the time.
Marlboro Township includes properties with both Marlboro 07746 and Morganville 07751 mailing addresses.
Morganville is not a separate municipality from Marlboro Township.
So when you're searching for homes in Marlboro, make sure you're looking at both ZIP codes.
You could be missing properties simply because you're searching under one mailing address.
Who Should Consider Living in Marlboro?
Marlboro Township may be a good fit if you're looking for traditional suburban neighborhoods, single-family homes, townhouses, and a residential setting where driving to everyday destinations isn't a problem.
My take: If you love suburbia and don't need to walk to dinner, Marlboro deserves a spot on your list.
2. Red Bank NJ: Best for Walkable Downtown Living

Now let's completely change the lifestyle.
You tell me, "Cori, forget the big suburban neighborhood. I want restaurants, coffee shops, boutiques, and places I can actually WALK to."
Okay.
Now we're talking about Red Bank!
Red Bank is one of Monmouth County's most recognizable downtown destinations.
Located along the Navesink River, Red Bank offers restaurants, shopping, entertainment, cultural attractions, and a lively downtown atmosphere.
Is Red Bank NJ a Walkable Town?
Yes, downtown Red Bank is one of the more walkable areas of Monmouth County.
You can enjoy restaurants, coffee shops, shopping, and entertainment within a relatively compact downtown area.
But here's my warning.
Don't assume that because a home has a Red Bank mailing address, you'll automatically be walking everywhere.
We still need to look at the actual property location.
A home close to Broad Street or the downtown waterfront may offer a very different daily experience from a property farther away.
What Types of Homes Are Available in Red Bank?
Red Bank offers a variety of housing options, including condominiums, townhomes, historic properties, and single-family homes.
The type of property and proximity to downtown will depend on your budget and preferred neighborhood.
Who Should Consider Living in Red Bank?
Red Bank is worth exploring if you enjoy restaurants, shopping, entertainment, and the ability to walk to local destinations.
My take: If walking to coffee sounds better than mowing a large lawn, put Red Bank on your list.
3. Colts Neck NJ: Best for Larger Properties and Privacy
Now let's go in the complete opposite direction.
You tell me, "Cori, I don't care if I can walk to coffee. I want SPACE!"
Now I'm thinking about Colts Neck.
Colts Neck Township is known for its larger properties, open spaces, and more rural atmosphere.
And it offers a completely different lifestyle from Red Bank.
What Is It Like Living in Colts Neck NJ?
Colts Neck has a spacious residential setting with larger homes, substantial lots, and open land.
If you're dreaming about having more property around you, Colts Neck may be exactly what you're picturing.
But you're probably not choosing Colts Neck because you want to stroll downtown after dinner.
Again, you're driving.
And maybe that's completely fine with you.
Because what you really want is more land and a less densely developed environment.
Are Homes in Colts Neck NJ Expensive?
Colts Neck is known for larger residential properties and luxury homes, although prices vary depending on the specific property.
Buyers should also consider the additional expenses that can come with owning a larger home or lot, including landscaping, utilities, and maintenance.
Who Should Consider Living in Colts Neck?
Colts Neck may appeal to buyers who value larger properties, open space, and a more rural suburban atmosphere.
My take: If you want more room around your home and don't mind driving to restaurants and shopping, Colts Neck is worth exploring.
4. Middletown Township NJ: Best for Variety and Commuting Options

Middletown Township is interesting because it's difficult to put it into one little box.
It's a large municipality with different neighborhoods, housing options, and residential settings.
And that's what makes it worth exploring.
What Is It Like Living in Middletown NJ?
Middletown offers a variety of housing styles and neighborhood environments.
Depending on which section you're exploring, you may find established suburban neighborhoods, properties near waterways, and areas with access to major transportation routes.
That's why I encourage buyers to explore specific sections of Middletown instead of assuming the entire township feels the same.
Is Middletown NJ Good for NYC Commuters?
Middletown may be worth considering for buyers commuting to New York City.
The township has access to NJ Transit's North Jersey Coast Line, and ferry transportation is available in the broader northern Monmouth County area.
But please hear me on this.
Don't buy a house just because someone tells you there's a train nearby.
Test the commute.
From the actual house.
At the actual time you're going to work.
Because "near the train" can sound very different at 7:15 on a Tuesday morning.
If commuting is an important part of your lifestyle, transportation time and costs need to be part of your home search.
Who Should Consider Living in Middletown?
Middletown may appeal to buyers looking for housing variety, different neighborhood environments, and regional commuting options.
My take: If you want choices and transportation is part of your decision, Middletown deserves a closer look.
5. Freehold Borough NJ: Best for Small-Town Downtown Living
What if you love the idea of a walkable downtown but don't necessarily want to live near the beach?
Let's talk about Freehold Borough.
And notice I said Freehold BOROUGH.
Not Freehold Township.
Because they're not the same municipality!
What Is the Difference Between Freehold Borough and Freehold Township?
Freehold Borough and Freehold Township are two separate municipalities in Monmouth County.
Freehold Borough is known for its traditional downtown Main Street environment, with restaurants, shops, local businesses, and community events.
Freehold Township offers a broader mix of suburban residential neighborhoods, shopping areas, and commercial development.
Both are worth exploring, but they offer different experiences.
Is Downtown Freehold NJ Walkable?
Downtown Freehold Borough has a walkable Main Street area with restaurants, shopping, and local attractions.
For someone who wants a downtown atmosphere without necessarily living along the Jersey Shore, Freehold Borough is a community I'd want them to experience.
And I say experience intentionally.
Don't just look at houses online.
Go have lunch.
Walk around.
Get coffee.
See how it feels.
Because sometimes you can learn more about a town by spending two hours there than by scrolling through 50 real estate listings.
Who Should Consider Living in Freehold Borough?
Freehold Borough may appeal to buyers who want a traditional downtown, local restaurants, and a small-town Main Street atmosphere.
My take: If you love downtown living but don't need to be near the ocean, Freehold Borough should be on your list.
6. Asbury Park NJ: Best for Beach Living, Restaurants and Entertainment

Okay, beach people!
Now we're talking.
If you want to live near the Atlantic Ocean AND have restaurants, entertainment, shopping, music, and nightlife around you, Asbury Park is definitely worth exploring.
And Asbury Park is a perfect example of why saying "I want to live at the Jersey Shore" doesn't tell me enough.
Because the Jersey Shore isn't one lifestyle.
What Is It Like Living in Asbury Park NJ?
Asbury Park combines beach living with a vibrant downtown and entertainment scene.
The city is known for its beach and boardwalk, restaurants, shops, music venues, and cultural attractions.
For some buyers, having the ocean and plenty of activity nearby is exactly what they're looking for.
For others?
Way too much going on.
And that's okay!
Is Asbury Park NJ Walkable?
Several sections of Asbury Park, particularly around downtown and the beachfront, offer walkable access to restaurants, entertainment, and local destinations.
However, walkability depends on the property's location.
Buyers should also consider parking, seasonal activity, and property-specific insurance considerations when exploring coastal homes.
Who Should Consider Living in Asbury Park?
Asbury Park may be a good fit for buyers who enjoy beaches, restaurants, live music, nightlife, and an active coastal environment.
My take: If you want the beach AND a lively entertainment scene, Asbury Park may be your kind of place.
7. Manasquan NJ: Best for a Coastal Neighborhood Lifestyle
Now let's say you want to live near the beach.
But you're picturing something different from Asbury Park.
You want a coastal community with residential neighborhoods, a downtown area, and access to the ocean.
Let's talk about Manasquan.
What Is It Like Living in Manasquan NJ?
Manasquan is a Jersey Shore community known for its beaches, residential neighborhoods, and downtown shopping and dining.
It offers another version of coastal living.
You'll find different housing styles and neighborhood settings, including properties closer to the beach and others nearer to downtown.
Is Manasquan Different From Asbury Park?
Absolutely.
Although both are Jersey Shore communities, they have different atmospheres.
Asbury Park is known for its music, nightlife, restaurants, and entertainment.
Manasquan offers a coastal setting with residential neighborhoods and a traditional downtown.
Neither is automatically better.
It depends on the lifestyle you're looking for.
And here's something buyers relocating to Monmouth County don't always understand.
Asbury Park doesn't feel like Manasquan.
Manasquan doesn't feel like Long Branch.
Long Branch doesn't feel like Spring Lake.
They're all Jersey Shore communities.
But they are NOT the same lifestyle.
Who Should Consider Living in Manasquan?
Manasquan may appeal to buyers looking for beach access, a coastal neighborhood atmosphere, and a downtown environment.
My take: If you're dreaming about Jersey Shore living but want a different atmosphere from Asbury Park, Manasquan deserves a visit.
Do You Have to Live at the Jersey Shore to Enjoy the Beach?

Absolutely not!
And this is one of the things I love most about living in Monmouth County.
You don't necessarily have to LIVE at the beach to make the Jersey Shore part of your regular life.
I live inland in Marlboro Township.
And I can still head to the beach.
You can enjoy suburban living Monday through Friday and have your toes in the sand on Saturday.
Or Tuesday.
I'm not judging.
For some buyers, living inland while keeping the beaches within driving distance offers exactly the balance they're looking for.
How Do You Choose the Right Town in Monmouth County NJ?

Here's the question I want you to answer before you start looking at houses.
What do you want your normal Tuesday to look like?
Not vacation.
Not Memorial Day weekend.
Not the first week after you move into your beautiful new home.
I'm talking about NORMAL LIFE.
Ask yourself:
Where do I want to get coffee in the morning?
How am I getting to work?
Do I want to walk to dinner or am I comfortable driving?
Do I want a larger property or a lower-maintenance home?
How important is being close to the beach?
Do I want a lively downtown or a traditional suburban neighborhood?
What home price and monthly housing costs fit my budget?
These questions are much more useful than asking someone to name the single best town in Monmouth County.
Because here's the thing.
You can renovate your kitchen.
You can replace your floors.
You can paint every room in the house.
But you cannot pick up your house and move it 20 minutes closer to the lifestyle you wish you had chosen.
And THAT is why choosing the right town matters.
Cori's Pick of the Week: Riverside Gardens Park in Red Bank NJ
One of my favorite things about living in Monmouth County is having so many great local places to explore.
And this week's pick takes us right back to Red Bank!
Riverside Gardens Park.
Located along the Navesink River in downtown Red Bank, Riverside Gardens Park is a beautiful place to enjoy waterfront views and spend time outdoors.
Here's my suggestion.
Spend an afternoon exploring downtown Red Bank.
Walk around.
Browse the shops.
Grab a coffee or something to eat.
Then head over to Riverside Gardens Park and enjoy the views of the Navesink River.
I especially love going later in the afternoon.
You can walk around town, enjoy dinner, and then head down toward the water.
It's a great way to spend an afternoon or evening without needing an elaborate plan.
And if you're thinking about moving to Red Bank, this is also a great way to experience the downtown lifestyle for yourself.
Location: West Front Street, Red Bank, NJ 07701
And now I have a question for you.
What's your favorite place to eat, shop, or grab coffee in Red Bank?
I'm always looking for another excuse to go!
