Living in Marlboro NJ: The Good, the Bad, the Expensive & Everything You Need to Know Before Moving

Thinking about moving to Marlboro, New Jersey? Before you start touring homes, there are a few things you should know about the schools, property taxes, housing prices, commuting options, neighborhoods, and everyday lifestyle.

Marlboro Township, located in western Monmouth County, is known for its suburban neighborhoods, public schools, spacious homes, recreational opportunities, and convenient access to New York City and the Jersey Shore.

But is living in Marlboro NJ really worth the cost?

I've lived in Marlboro for more than a decade, raised my two boys here, and spent countless hours sitting on the sidelines at the Marlboro Recreation Complex. I've also been helping buyers and sellers throughout Monmouth County for more than 20 years.

So I'm not just sharing information I've pulled off Google. I'm sharing what it's actually like to live here.

And yes, we're going to talk about the property taxes. We might as well rip that Band-Aid off right now!

Where Is Marlboro Township, New Jersey?

Marlboro Township is located in western Monmouth County in Central New Jersey, between New York City and the Jersey Shore.

And yes, Central Jersey exists. I will happily argue that point with anyone!

Marlboro offers a suburban lifestyle while keeping residents within driving distance of major employment centers, shopping destinations, entertainment, beaches, and neighboring towns.

One of the biggest advantages of living in Marlboro is its location. Residents can reach New York City through several transportation options, visit nearby downtowns such as Freehold Borough and Red Bank, and enjoy the beaches of the Jersey Shore without living directly along the coast.

For buyers relocating from Staten Island, Brooklyn, Manhattan, or northern New Jersey, Marlboro can offer a different lifestyle with more space and a quieter residential atmosphere.

What Is It Like to Live in Marlboro NJ?

Marlboro Township Garden Entrance

Living in Marlboro NJ means enjoying a suburban community with tree-lined streets, established neighborhoods, larger properties, recreation programs, shopping centers, and a strong sense of local involvement.

You'll find traditional colonial homes, mature landscaping, neighborhood developments, townhomes, condominiums, and adult communities.

What you generally won't find is a traditional walkable downtown filled with coffee shops and boutiques.

Instead, Marlboro is a community where most daily activities involve getting into your car.

For some buyers, that is a perfectly acceptable trade-off for additional space, privacy, and residential neighborhoods. For others, particularly those moving from walkable urban areas, it can take some adjustment.

That's why understanding the lifestyle is just as important as understanding the housing market.

Are the Schools in Marlboro NJ Good?

Marlboro Township's public schools are one of the major reasons families consider moving to the area.

The township has its own public school district serving students in kindergarten through eighth grade.

The Marlboro Township Public Schools include elementary and middle schools that serve different residential areas throughout the community.

For high school, Marlboro Township is part of the Freehold Regional High School District, which serves several communities throughout western Monmouth County.

What Is the Freehold Regional High School District?

Freehold Regional School District Entrance

The Freehold Regional High School District operates six high schools and offers a variety of academic, extracurricular, and specialized educational opportunities.

One feature families should research is the district's specialized magnet programs.

Depending on current offerings, these programs may include areas such as:

  • Medical sciences and healthcare

  • Engineering and technology

  • Law and public service

  • Business and finance

  • Performing arts

  • Other specialized academic pathways

Students interested in these programs must follow the district's application and selection process. Admission is not automatic, and accepted students may attend a high school other than their geographically assigned school.

As a Marlboro parent, I went through this process with my own children. It's one of the educational opportunities I encourage relocating families to learn about.

Important: School assignments, program offerings, admission criteria, and eligibility can change. Buyers should confirm all information directly with the Marlboro Township Public Schools and Freehold Regional High School District.

How Much Do Homes Cost in Marlboro NJ?

One of the most frequently asked questions I receive is, "How much does it cost to buy a home in Marlboro, New Jersey?"

The answer depends on the type of property, neighborhood, condition, square footage, lot size, and current real estate market.

In my video, I discussed a median sale price of approximately $885,000 at the time of filming, based on a mix of property types. That figure is a historical snapshot, not a current market quote.

Marlboro offers several types of housing.

Single-Family Homes

neighboorhodd

Marlboro has many established neighborhoods featuring colonial-style homes, split-levels, ranches, and other traditional suburban properties.

Some neighborhoods date back to the 1970s, 1980s, and 1990s and offer mature trees and generous lot sizes.

There are also larger luxury homes and newer developments with modern floor plans, expansive kitchens, finished basements, and other upgraded features.

Townhomes and Condominiums

neighboorhodd (1)

For buyers who prefer less exterior maintenance, Marlboro offers townhome and condominium communities.

These properties can appeal to buyers looking for a different price point or a more manageable property.

Keep in mind that some communities have homeowners association fees and restrictions, which should be reviewed before purchasing.

Adult and 55+ Communities

Marlboro also has established age-restricted communities, including Greenbriar at Marlboro.

3-web-or-mls-DJI_20251015093537_0019_D

These communities can be appealing to buyers looking to downsize, reduce exterior maintenance, or enjoy a different stage of homeownership.

The purchase price, property taxes, monthly fees, amenities, and age requirements vary by community.

If you're comparing adult communities in Marlboro, I recommend looking beyond the listing price and calculating the full monthly cost of ownership.

How High Are Property Taxes in Marlboro NJ?

Let's talk about the subject nobody gets excited about: New Jersey property taxes!

Property taxes in Marlboro Township are substantial, and many single-family homeowners pay five-figure annual tax bills.

In my video, I discussed an approximate median annual tax bill of $11,000 and a rough range of $10,000 to $14,000 for certain typical single-family properties at the time of filming.

These figures are illustrations, not estimates for a particular home. Actual taxes depend on the property's assessed value, applicable tax rates, and other factors.

Larger properties and certain newer homes may carry higher bills.

Why Are Marlboro Property Taxes So High?

Property taxes help fund several local and regional services, including public education, municipal operations, and county services.

School funding is a significant consideration in many New Jersey communities.

However, buyers should never assume that one town's tax bill will automatically be offset by school-related savings. Every family's circumstances are different.

Are There Property Tax Relief Programs in New Jersey?

New Jersey offers property tax relief programs for certain eligible homeowners, including some seniors.

Programs, income limits, eligibility requirements, and benefits can change, so check with the New Jersey Division of Taxation for current details.

My advice? Before falling in love with a house, understand the complete monthly payment, including your mortgage, property taxes, homeowners insurance, and any HOA fees.

A beautiful house is only beautiful if you can comfortably afford to live in it.

Is Marlboro NJ a Good Place to Commute to New York City?

Marlboro is a popular consideration for buyers who need access to Manhattan but prefer suburban living.

There are three major commuting options worth exploring.

1. NJ Transit Buses Along Route 9

NJ Transit Bus on Route 9

The Route 9 corridor provides access to commuter bus service toward New York City.

Depending on the route and schedule, commuters may use park-and-ride facilities or designated stops.

For many residents, this is a practical alternative to driving into Manhattan.

2. NJ Transit Train From Aberdeen-Matawan

Matawan–Aberdeen Station and NJ Transit Train

The Aberdeen-Matawan train station is a common option for Marlboro-area residents.

It is served by NJ Transit's North Jersey Coast Line, which provides service toward Newark and New York Penn Station, with schedules and transfer requirements varying by train.

Travel time to the station depends on which part of Marlboro you live in and local traffic conditions.

3. Ferry Service From the Highlands Area

Seastreak Ferry at Sunset with Manhattan Skyline

Some commuters choose ferry service from the Highlands area.

The ferry can be an appealing option for people who enjoy traveling by water, although ticket prices, parking, schedules, and travel time should be considered.

What About Driving From Marlboro to Manhattan?

Driving is another option, but traffic can significantly affect your commute.

Route 9, the Garden State Parkway, major bridges, and approaches into New York City can become congested during peak hours.

If commuting is important to your move, I strongly recommend testing the actual trip during the hours you would normally travel.

And if you're working remotely several days a week? Marlboro may become considerably more appealing.

Does Marlboro NJ Have a Downtown?

Here's one of the biggest surprises for people moving to Marlboro:

Marlboro Township does not have a traditional, walkable downtown comparable to Red Bank or Freehold Borough.

Instead, shopping and dining are concentrated around commercial corridors and shopping centers, particularly along Route 9 and other major roads.

Residents have access to supermarkets, restaurants, fitness studios, professional services, and everyday conveniences.

But if your dream is to walk out your front door, grab a latte, browse a bookstore, and stroll home, you'll need to choose your neighborhood and town carefully.

For charming downtown experiences, Marlboro residents often visit nearby communities such as Red Bank, Freehold Borough, and Asbury Park.

You can absolutely enjoy those places while living in Marlboro. You'll just be driving there.

What Is There to Do in Marlboro Township NJ?

Marlboro offers plenty of activities, especially for residents who enjoy recreation, outdoor spaces, and community involvement.

Marlboro Recreation Complex

If your children play sports, you'll quickly discover that the sidelines become a major part of your social calendar.

The Marlboro Recreation Complex and local recreational programs are important parts of community life.

Soccer, baseball, basketball, and other activities bring residents together throughout the year.

I've spent enough time in folding chairs at local fields to qualify for some kind of honorary membership!

Big Brook Park

Big Brook Park is a popular local destination for outdoor recreation.

Residents can enjoy walking, trails, open space, and time outdoors.

It's one of the places that helps balance the busier commercial areas of town with the quieter side of suburban living.

Fitness and Wellness

Modern IMX Pilates Storefront

Marlboro and the surrounding area offer fitness centers, yoga studios, Pilates classes, and other wellness options.

As someone who enjoys Pilates and yoga, I appreciate having different options close to home.

Shopping, Restaurants, Pizza, and Bagels

You knew we had to discuss the food!

Marlboro offers access to restaurants, delis, pizza shops, bagel stores, and shopping centers.

And for families moving from Staten Island or Brooklyn, I understand that pizza and bagels are serious business.

The good news is that Central Jersey has plenty of places to explore.

How Far Is Marlboro NJ From the Jersey Shore?

One of my favorite things about living in Marlboro is having the Jersey Shore within driving distance.

Depending on your destination, route, and traffic, many Monmouth County beaches are roughly 30 to 40 minutes away under favorable conditions.

Popular destinations include Belmar, Spring Lake, Manasquan, and other Jersey Shore communities.

Of course, summer traffic and parking can add time.

Still, having the beach close enough for a day trip is a wonderful lifestyle benefit.

You can enjoy suburban living during the week and spend time along the ocean whenever your schedule allows.

What Are the Disadvantages of Living in Marlboro NJ?

Every community has drawbacks, and Marlboro is no exception.

Here are four things I believe buyers should understand before making a decision.

1. The Cost of Living Can Be High

Housing prices, property taxes, insurance, and general household expenses can make Marlboro a significant financial commitment.

Buyers should compare the complete cost of living rather than focusing only on the purchase price.

2. You Will Probably Need a Car

Marlboro is primarily a car-dependent community.

Most residents drive to supermarkets, schools, restaurants, recreation facilities, and shopping centers.

If walkability is a priority, another Monmouth County town may be a better fit.

3. Route 9 Traffic Is Real

Route 9 is a major commercial and commuting corridor.

During busy periods, traffic can be frustrating, particularly near shopping centers and major intersections.

It's worth exploring your daily routes before choosing a neighborhood.

4. The Community Can Feel Competitive

Families are often deeply involved in academics, sports, and extracurricular activities.

That involvement can create a lively, supportive community, but some people may find the pace intense.

Whether you love that energy depends on your personality and lifestyle.

Is Marlboro NJ a Good Place to Raise a Family?

Family Stroll by the Fountain

Marlboro is worth considering for families who prioritize suburban neighborhoods, access to public schools, recreation programs, and proximity to major destinations.

Many buyers are attracted by the combination of residential space and community activities.

However, every family has different priorities.

Some households want a large yard and a quiet street. Others would rather have a smaller home in a walkable downtown.

There is no universally perfect town.

The right choice is the community that fits your lifestyle, housing needs, and budget.

Marlboro NJ vs. Other Monmouth County Towns: What Should You Consider?

Monmouth County Map and Coastline

If you're thinking about moving to Marlboro, you may also want to compare neighboring communities.

Manalapan Township offers additional suburban housing options and recreational amenities.

Freehold Township provides a range of neighborhoods and access to shopping and major roads.

Freehold Borough may appeal to buyers interested in a more traditional downtown environment.

Matawan and Aberdeen may be worth exploring if train access and neighborhood location are priorities.

Morganville is a section of Marlboro Township, not a separate municipality, and should also be part of your search if you're exploring Marlboro-area properties.

The best comparison isn't simply which town has the nicest houses.

It's which community works best for your everyday routine.

Is Living in Marlboro NJ Worth It?

For buyers who want suburban space, access to public schools, recreational activities, shopping conveniences, and proximity to both New York City and the Jersey Shore, Marlboro can be an excellent place to consider.

However, the town's housing costs, property taxes, traffic, and car-dependent lifestyle are important trade-offs.

I've lived here, raised my family here, and built my real estate career helping people navigate this market.

Would I choose Marlboro again?

Absolutely.

But that doesn't mean I believe it's the right town for everyone.

My goal is to help you make an informed decision, whether that leads you to Marlboro, Manalapan, Freehold, or somewhere else in Central New Jersey.

Cori's Pick of the Week: The Pig and Parrot

If you follow my videos, you know I always like to share a local place worth visiting.

This week's pick is The Pig and Parrot, known for its Key West-inspired atmosphere, casual food, drinks, and Jersey Shore vacation vibes.

For a waterfront outing, the Pig and Parrot Sandbar in Belmar offers a marina setting and a relaxed place to enjoy time with friends.

In my video, I mentioned the chicken nachos, wings, burgers, and laid-back atmosphere.

Because sometimes you just want to feel like you're on vacation without actually getting on a plane.

My suggestion? Try the nachos and thank me later!

Check the restaurant's current hours, menu, and entertainment schedule before visiting.
